1200 Sydney Apartments Project Approval Granted

Approval has been granted for a series of notable projects in Sydney, including a 46-storey tower and a town center development featuring nearly 500 apartments.

Deicorp, the developer behind these ventures located in Melrose Park, Crows Nest, and Parramatta, will collectively deliver over 1,200 apartments and more than 44,000 square meters of retail space.

The Melrose Park town center precinct is set to encompass six buildings, ranging from 6 to 24 storeys, featuring a combination of residential units and commercial spaces. The development will include a five-storey commercial podium, accommodating 494 apartments, and offering 30,000 square meters of floor space dedicated to offices, retail outlets, medical facilities, and childcare amenities.

Additionally, the project will provide a total of 1,412 parking spaces to cater to both commercial and residential needs. The construction of the development will take place in two stages.

The plans for Melrose Park were officially submitted to the City of Parramatta in September 2022, marking the beginning of the area's transformation. This long-established industrial region is set to undergo a significant shift, evolving into a vibrant, high-density mixed-use and residential precinct known as the Melrose Park North precinct.

The Melrose Park North Precinct has been the focus of an extensive master planning process since 2016, when the Melrose Park Northern Structure Plan was adopted by the City of Parramatta. This comprehensive approach ensures that the development aligns with the broader vision for the area and contributes to its overall growth and livability.

The initial structure plan formed the basis of a planning proposal by Deicorp venture partner Payce, which was subsequently submitted to the council.

Payce acquired the site in 2016 for $160 million.

The second project approved for Deicorp is the 46-level twin tower Cosmopolitan at 34 Hassall Street, Parramatta, which designed by Sydney-based architecture firm Turner.

Plans were lodged in February this year for the project, which will feature a raised podium, elevated courtyard garden, and retail and hospitality frontages “for commercial tenants and to activate the precinct”.

The third is a 16-storey Crows Nest site which has secured planning proposal approval.

Close to the coming Metro station, it has received gazettal after a detailed planning proposal. Plans for a 129-apartment development will now be lodged.

Deicorp said that “foreshadowed changes to key transport sites might change the planning framework for this project”.

Deicorp chairman Fouad Deiri said the company was “pulling out all stops” to deliver new housing.

“With projects in areas ranging from Tallawong, Showground and Castle Hill in the North West, through to apartments in Parramatta, Melrose Park, Rhodes, Five Dock and the inner city, we want to deliver more housing and more choice for Sydney families,” he said.
