NSW Expands Arncliffe Housing Development to Strengthen Affordable Housing Supply

A Major Increase in Social and Affordable Homes
The New South Wales government has expanded its Arncliffe Central redevelopment, confirming that more than eight hundred homes now being built in Sydney’s south will include a substantial share of social and affordable housing. Updated plans allocate seventy five percent of the project to non market housing, providing three hundred eleven social housing apartments and two hundred ninety one affordable units, alongside two hundred four private residences. 

Supporting Essential Workers and Local Communities
NSW Premier Chris Minns stated that this increase is essential for families, young adults and downsizers who are facing growing pressures in the current housing market. He emphasised that hundreds of new affordable homes in Arncliffe will help essential workers live closer to their jobs, improving overall community stability and local workforce accessibility. 

A Well Connected Mixed Tenure Precinct
Located just ten kilometres from central Sydney, the precinct is designed to offer strong proximity to transport, services and employment. The development will feature one, two and three bedroom apartments along with ground level shops, cafes and essential services. Homes NSW is delivering the project in partnership with developer Billbergia and community housing providers Evolve Housing and St George Community Housing.

Part of a Broader Statewide Housing Strategy
Housing Minister Rose Jackson described the Arncliffe expansion as an example of targeted investment at a scale the state has never previously undertaken. The development forms a central part of the government’s multi billion dollar Building Homes for NSW program, which aims to deliver thousands of new public and affordable homes across the state. Construction of the social housing apartments is progressing well, with completion expected in 2027 and the full precinct anticipated to be operational in 2028.
