Western Australia set to receive nearly 1,800 new social and affordable homes

In a major partnership, the federal and state governments have announced a significant investment to deliver almost 1,800 social and affordable homes for Western Australia.

This initiative marks one of the largest boosts to affordable housing stock in the state’s history.

The agreement, facilitated through the federal government’s Housing Australia Future Fund Facility (HAFFF) and the National Housing Accord Facility (NHAF), will see the state government directly contracting builders for 21 new social and affordable housing projects.

These developments will be strategically located near METRONET stations and on other government-owned land.

Under the proposal, the WA government will initially invest $443 million to fund the upfront construction costs.

The completed dwellings will be sold to and managed by Community Housing Providers (CHPs), with Availability Payments attached to support affordable rental dwellings for Western Australians.

The project mix includes both affordable rentals and social housing, with approximately 20 per cent of the homes designated for social housing and 80 per cent for affordable community housing.

This initiative not only aims to address the housing shortage but also creates a pipeline of work for the state’s building industry and seeks to attract builders from the east coast.

The first tranche of the project will comprise 14 developments across various locations, including Ellenbrook, Byford, Brabham, and Redcliffe, delivering nearly 1,100 new homes.

DevelopmentWA and the Department of Communities are set to release tenders for these projects in the coming months, with construction slated to begin next year.

Prime Minister Anthony Albanese highlighted the importance of this initiative, stating: “We are working with the Cook Labor Government to deliver thousands of new affordable and social homes close to public transport links for people who need it most.

This is part of our $32 billion plan to deliver more than one million homes across Australia.”

Western Australian Premier Roger Cook highlighted the state’s commitment to addressing housing needs, stating: “This landmark new partnership with the Albanese Labor government will build the affordable homes our growing state needs, right where we need them.”

The state government has invested $3.6 billion into housing and homelessness measures since 2021-22, while the federal government has committed $32 billion to help Australians build, rent, and buy homes.

This collaborative effort between federal and state governments represents a significant step towards addressing Western Australia’s housing challenges and providing more affordable housing options for its residents.
