Parramatta Skyscraper Surpasses 60 Storeys in Ambitious New Plans

Coronation Property, a prominent Sydney-based developer, has recently proposed an ambitious expansion to its Parramatta megaproject. Initially submitted to the City of Parramatta Council in 2016, the developer's plans have now been granted approval for a remarkable six-storey addition to the already impressive project.
The original design, created by renowned architectural firm Woods Bagot, featured a 55-storey mixed-use tower boasting 314 apartments. This landmark tower was set to redefine the Parramatta skyline and offer a vibrant living experience in the heart of the city. Additionally, the development included 260 hotel rooms equipped with state-of-the-art conference facilities, catering to the growing demand for upscale accommodations in the area.
In its latest application, Coronation Property is seeking significant modifications to its Parramatta megaproject. The proposed changes include an increase in the gross floor area by 4304 square meters, building amendments, modified parking layouts, public domain improvements, and the addition of a hotel layby. Notably, the developer aims to raise the building height by six storeys, deviating from the initial design that included a winter garden feature.
As part of this expansion, each new storey will accommodate 10 additional apartments, effectively increasing the residential capacity of the project. Additionally, three studio apartments will be added to fill the space previously allocated for the now-removed winter garden component. These adjustments reflect Coronation Property's commitment to optimising the project's design and maximising its potential.
According to Coronation Property, the proposed amendments to the Parramatta megaproject stay true to the original development concept and retain the mixed-use land use. While the modifications include changes to the height and built form of the structure, the developer emphasises that these adjustments do not introduce any "unreasonable impacts" beyond the scope of the previously assessed plans.
Coronation Property maintains that the essence of the project remains intact, with the proposed amendments aimed at enhancing the overall design and functionality. The developer's commitment to ensuring that the project aligns with existing assessments underscores their dedication to responsible development practices and the seamless integration of the proposed changes.
“The amendments proposed seek to provide additional housing choice and mix within a prime location to allow for future mixed-use land uses within the Parramatta CBD to operate,” the application said.
The height proposed for the site aligns with the provisions outlined in the Local Environmental Plan (LEP), and it is subject to a 15 percent design competition bonus. As a result, the permitted height for the development is set at 220.8 meters.
The proposed modifications, when compared to the previously approved height, represent a slight increase of just under 5 percent. These adjustments have been carefully considered to ensure they fall within the permissible limits and maintain compliance with the relevant regulations and guidelines.
