Sod Turned on Dawn, the Next Stage of Melrose Park’s $5bn Urban Renewal

The next phase of one of New South Wales’ largest private urban renewal projects is now underway, with a sod‑turning ceremony marking the start of Dawn, Stage 5 of Sekisui House Australia’s $5‑billion Melrose Park masterplanned community.

NSW Premier Chris Minns officially launched construction, which will deliver 368 parkside residences as part of the long‑term transformation of Melrose Park into a connected, high‑amenity neighbourhood.

Developed by Sekisui House Australia in partnership with Hankyu Hanshin Properties and built by Decode, the milestone represents a major step in the ongoing renewal of the 30‑hectare riverside precinct.

A Major Urban Renewal Vision for Sydney’s Centre

Once complete, the broader Melrose Park masterplan will include:

• More than 5,500 homes
• A new mixed‑use town centre
• 50,000sq m of green open space
• Future schools and community facilities

Kazunori Ito, Group CEO and Managing Director of Sekisui House Australia, said the project’s next stage aims to deliver both homes and long‑term community benefit.

“This moment represents more than just the start of construction. It is about building a new urban heart for Sydney’s geographic centre.

“Dawn and the wider Melrose Park masterplan will generate thousands of jobs, deliver quality homes for families and help more people realise the dream of home ownership.”

Ito also highlighted the role of the recently expanded Home Guarantee Scheme, which took effect on 1 October 2025.

“We are proud to be supporting the NSW government’s housing targets and expanded Home Guarantee Scheme, which came into effect on 1 October,” he said.

“The program is already opening doors for more first home buyers at Melrose Park, many of whom are using the scheme to purchase with a 5 per cent deposit and no Lenders’ Mortgage Insurance.”

The scheme’s increased $1.5‑million price cap has enabled more buyers to enter the market with reduced upfront costs.

A Community Designed Around Sustainability and Transport Connections

Designed by Group GSA, Dawn reflects Sekisui House’s global “Love of Humanity” philosophy, integrating sustainability, technology and liveability across the precinct.

Planned benefits for residents include:
• Energy‑efficient building performance
• Significant green space and landscaped podiums
• Access to the Parramatta Light Rail Stage 2 and Melrose Park Town Centre (opening 2026)

Work is also progressing on Melrose Park High School, a new facility for more than 1,000 students located within walking distance of the new homes.

The masterplan incorporates smart‑community technology, including electric vehicle charging, environmental monitoring in partnership with Western Sydney University, and upgraded broadband through NBN nodes.

Over $216 million has been committed to local and state infrastructure, supporting NSW’s “30‑minute city” goal through improved access to employment and services.

Landscaped Living and Central Park Amenity

Residents will have access to rooftop gardens, podium parks and internal courtyard spaces throughout the precinct. Homes overlook Central Park — nearly two hectares of open space featuring BBQ facilities, children’s play areas and walking paths.

Construction of Dawn is underway, with completion targeted for Q1 2028.
