Sydney’s midtown set for transformation with landmark twin-tower development

Central Sydney Property Pty Ltd, a joint venture between Billbergia Group and Metrics Credit Partners, has acquired a 6,000-square-metre site in Sydney’s CBD, paving the way for a transformative mixed-use development that promises to reshape the city’s midtown precinct.

The site, purchased from Han’s Holding Group, will be home to two 80-storey towers, set to become among the tallest in Sydney’s skyline.

The ambitious project will deliver approximately 600 luxury residences and premium hotel accommodations, alongside retail spaces and an enhanced public domain.

The development will feature a ground-floor civic plaza and new retail space, designed to create a vibrant urban community.

Saul Moran, Development Director at Billbergia, highlighted the project’s vision, stating: “Our aim is to transform this underutilised city block into a cutting-edge urban community with luxury residences supported by premium amenities, quality public domain and active placemaking.”

This development marks Billbergia’s first venture into Sydney’s CBD, following their successful mixed-use project, 88 Walker, in North Sydney.

The site, consolidated between 2015 and 2019, spans eight individual plots across Castlereagh, Pitt, and Liverpool Streets.

The development plans include improved pedestrian access through new laneways connecting these major streets, leading to a new civic square complete with outdoor seating, landscaping, and integrated public art.

Following an international design competition in 2018, the project will be designed by fjcstudio, in collaboration with Trias Studio, Aileen Sage, and Polly Harbison Design.

Richard Francis-Jones, Design Director at fjcstudio, described the design as “distinctive and forward-looking” while also being “restrained, elegant and reinforcing the geometry, urban structure and maturity of Sydney”.

The residential offerings will include a range of one-, two-, and three-bedroom apartments, as well as exclusive penthouses.

These homes are designed to set a new benchmark for city living, featuring bespoke finishes, luxurious amenities, and sweeping views of Hyde Park, Sydney Harbour, and beyond.

With the acquisition now complete, demolition is expected to commence next year, subject to relevant approvals.

This landmark project represents a significant step in the ongoing evolution of Sydney’s urban landscape, promising to breathe new life into the midtown district and create a world-class city precinct.
